| Shovel-Ready Sites Enhanced by Build-to-Suit Portfolio |
(Rock County, WI) - To capitalize on the speed to market advantages created by its shovel-ready site designations, the Rock County Development Alliance teamed-up with Angus Young Associates to develop a virtual building portfolio. This portfolio represents six industrial / warehouse buildings, ranging from 59,000 SF to over 700,000 SF. Provided below is the site plan for the 109,000 SF (expandable) building. The base design for each facility includes the following features: expandable footprints, 50′x50′ structural bays, 6″ concrete floors, 24′ (or greater) clear height, multiple truck/drive-in doors, finished office/unfinished mezzanine space, dedicated electrical/data/telecommunication rooms, etc. A comprehensive profile, complete with floor/site plans and facility renderings, accompanies each building footprint. An added feature includes the ability to select one of two exterior (construction) finishes: metal with EIFS or precast with brick. Each facility has been designed to meet contemporary industrial and/or warehousing standards, including compliance with state building codes and local site plan requirements.
